Build or Buy?

Build or Buy?
Where would your next move be if you sold your home today? As I have mentioned in prior blog posts, now is the perfect time to get back into the market if you have put a pause on searching for a new home.

And today, I want to share with you some critical factors to consider if you are between building vs. buying your next home.

A home with history and character is hard to find, let alone produce. So it’s important to consider how long it will take to build your new home. Nowadays, just permits could delay the start of construction by six months or even more!

If you decide to build, you must start paying your mortgage from day one, even if there is no home constructed yet. When you choose to buy an existing home, you begin paying your mortgage until you have moved in!

In San Diego’s most developed areas, it is more difficult to find lots available, making it hard to find the ideal location. So it’s important to be open to looking in the outskirts of your town where more land is available.

When building your home, even when you get to choose your layout and materials, not everything turns out the way you expected. It’s common to find oneself wishing you had made the bedroom larger, built higher ceilings, had wider hallways, among other things. So even when built from scratch, there will be things you will wish you had done differently.

When purchasing an existing home, you will often find that its neighborhood has mature landscaping that gives each home additional privacy and boosts your curb appeal.

While buying an existing home may seem like less of a hassle, there is always something one wishes to change, bringing in an extra cost. When building a new home, you avoid costly and neverending renovations, and you prevent maintenance issues!

Older homes may have charming characteristics, but may also have dated appliances and materials.

Also, nothing is better than feeling that you are the first. Yes, existing homes can have that comforting lived-in feeling, but the feeling of a new home is hard to pass up.

So now that you have a little clearer idea of what it takes to buy a pre-existing home vs. build your own, lets discuss your options! I would love to have the opportunity to earn your business. Just reply to this email, and I will reach out to set an appointment to discuss your real estate goals and dreams.
